Key member for project delivery team to include a variety of POS (stores, outlets , travel & shops) from new projects to refurbishments & minor works up to 1M capex.

Manage the project team, including consultants and contractors; understand, interpret and implement a design brief; undertake cost control and budget reporting; and ensure that projects meet or exceed the objectives of time, cost and quality.

What you can expect:

Project Management
  • Ensure budgets & timelines are met and quality standards exceeded throughout project
  • Identify and manage all risks to timelines and budget throughout ensuring they are raised as early as possible with Head of Shop Construction
  • Briefing external design architects (EDA's) clearly to minimize delays in planning stage (site visit and project questionnaire) & liaising with HBAG Project Coordinator
  • Liaise for design approvals between Global Store Design and Retail within the market
  • Deal with Landlord approvals, planning and listed building approvals
  • Ensure design complies with all current legislation (in particular DDA and CDM)
  • Ensure the design complies with the Health and safety standards (liaising directly with Head of Health & Safety)
  • Awareness of party wall matters, condition & asbestos surveys
  • Be conversant with fire, emergency and health and safety procedures relevant to the office


Budgeting & Finance
  • To confidently be able to use the systems to maintain low costs and manage budgets of up to £1 million
  • Update ICT (Investment Cost Tool) and manage for duration of projects to ensure up to date costs (with Cost Consultant)
  • Assist Head of Shop Construction & Head of Property on estimated cost per sqm on projects for board approval
  • Manage purchase orders for maintenance related orders, small projects and AG recharges.


Planning
  • Ensure communication to landlords, head office stakeholders and the store team is regular and informative
  • Ensure the project status list and the reports are always accurate and up to date for direct projects - ready for weekly distribution (by Project Coordinator).
  • Ensure all forms and training tools are utilized to enable detailed and accurate planning,
  • Maintain working relationship with different departments for delivering projects smoothly and efficiently


Communication
  • Ensure application of effective change controls throughout projects
  • Oversee the project handover and signing off process, preparing defects lists and ensure any issues are dealt with in the given time frame
  • Form and maintain effective relationships with colleagues and partners
  • Be proactive, i.e, strive to foresee potential problems and eliminate or resolve them as appropriate.
  • Effectively manage written and verbal communication
  • Keep up to date with, and make efficient use of, IT systems and office technology including Smartsheet
  • Feedback and general communication to higher and lower management levels.


External Management
  • Brief Local Architect on the projects to understand the estimated costs and provide them with all key information: layouts; detail drawings; requirements from partner
  • Assist Facilities Department to address maintenance issues
  • Attend meetings with Landlords and with once appointed main contractor for pre start site meetings and handovers
  • Manage expectations from landlords, furniture suppliers, local architect and internally on queries and changes on scope of works


Internal Stakeholders
  • Receive clear design brief from Retail Director & Head of Shop Construction & Facilities (if not complete - chase for all information)
  • Site visit with Head of Shop Construction - assess location and identify issues that could drive up the budget
  • Discuss design approvals directly with Global Store Design (GSD) and internally with Head of Shop Construction and Retail Director.
  • Brief External Design Architects (that have been appointed for the project) and keep HBAG Project Coordinator informed
  • Liaise with HBAG Shop Construction department, furniture suppliers, local architects and logistic company
  • Ensure scope of works / schedule of rates and supporting documents are prepared (project specific)


Your profile:

We are looking for an experienced Project Manager with in-depth technical understanding of store design and Project Management.
The individual needs to be reliable, work well independently as well as with a team, can use their own initiative and is not afraid of numbers. The successful candidate will be professional in manner, have a flexible approach to work and excellent influencing and communication skills.
